Equity Research · May 23, 2026 · Damodaran/Kong Valuation Framework · Multi-source: English + Chinese
1. SJM Snapshot — What You're Buying
Current Price: HK$1.90 · 52-week low · Market Cap HK$13.5B · EV HK$41.7B · 1Y return -20%

| FCF (reported) | 604 | 2,320 | 2,107 |
| Net Debt | 28,234 | 25,256 | 25,552 |
| Book Value/share | 1.90 | 1.96 | 1.96 |
2. Macau Industry Context
- 2025 Macau GGR: MOP247.4B (+9.1% YoY), beating government target by MOP19.4B
- 2026 govt forecast: MOP236B (cautious); analyst consensus MOP240-260B (+5-8%)
- April 2026 GGR: +5.5% YoY, decelerating from Q1
- 4M 2026 cumulative: +12.1% YoY — momentum holding
- Citi Research projects 6% Macau GGR growth + 10% EBITDA growth for 2026
3. SJM's Market Share Problem
Per Xueqiu (雪球), Huatai Securities (华泰证券), and 10jqka (同花顺) research:
| Period | SJM Market Share |
|---|---|
| Q1 2024 | 13.9% |
| Q1 2025 | 13.5% |
| 2025H1 | 12.9% |
| Q3 2025 | 11.9% |
| Q4 2025 | 10.5% |
Satellite casino closures completed Q4 2025 per new Macau gaming law. Crystal Palace (水晶宫) opened Nov 2025; L'Arc converted to self-promoted Dec 2025; Phase 2 expected mid-2026. Share losses are structural, partially offset by new self-promoted properties ramping.
4. Why Grand Lisboa Palace (GLP) Failed
GLP delivered only HK$165M EBITDA in 2025 on HK$7.37B revenue — a 2.2% margin vs peers running 30-42%. Down from HK$499M in 2024.
| GLP KPI | 2023 | 2024 | 2025 |
|---|---|---|---|
| Revenue (HK$B) | n/a | 6.58 | 7.37 |
| Property EBITDA (HK$M) | -317 | 499 | 165 |
| GGR Market Share | approx 2% | 2.5% | approx 2.5% |
| Hotel Occupancy | low | 97% | 94.9% |
| Total Investment | HK$39B sunk capex | ||
ROI math: HK$165M EBITDA on HK$39B invested = 0.4% return on invested capital. Even at 2024's HK$499M = 1.3%. Below SJM's cost of debt (approximately 5.5%) — GLP destroys capital every quarter it operates.
Five Structural Reasons (Not Just Location)
- Wrong location — but only partly. GLP is approximately 600m from MGM Cotai and Wynn Palace by car, but disconnected from the Cotai "spine" of indoor-walkable properties (Venetian-Parisian-Londoner). The promised pedestrian bridge to Wynn Palace was never built. MGM Cotai and Wynn Palace operate in the same neighborhood and earn 28-30% margins — location explains approximately 20-30% of the gap, not 80%.
- No premium mass database. Wynn Palace inherited Wynn Macau's database; MGM Cotai inherited MGM Macau's. SJM had to build a Cotai premium mass database from zero because peninsula databases were heavily VIP-skewed (killed by 2014 anti-corruption campaign).
- Worst opening timing. Launched mid-2021 during COVID lockdowns. Lost 2+ years of ramp.
- Marketing money burn. 2025H1 commissions +33.4%, marketing +8.8%; reinvestment at approximately 18% of revenue (peers run 8-12%). SJM is paying to defend share.
- Operating capability gap. SJM was a peninsula-focused operator running its first Cotai IR. Casino floor design, F&B mix, retail leasing — all required learning on the job while peers ran their playbooks.
5. Peer Comparison — All Macau & Global Gaming
| Company | Ticker | Price | Mkt Cap | EV/EBITDA | EBITDA Margin | Div Yield | P/B |
|---|---|---|---|---|---|---|---|
| MGM China | 2282.HK | HK$11.12 | HK$42B | 8.5x | 46% | 5.84% | n/m |
| Galaxy Ent | 0027.HK | HK$32-35 | HK$143-153B | 10x | 42% | 4.6% | 1.5x |
| Sands China | 1928.HK | HK$16.42 | HK$133B | 11.2x | 30% | 4.4% | 12x |
| Wynn Macau | 1128.HK | HK$5.71-6.16 | HK$30B | 9.3x | 27% | 0% | n/m |
| LVS (US) | LVS | $54.61 | $36B | 10x | 35% | 2.23% | n/m |
| Wynn Resorts | WYNN | $100.36 | $9.9B | 13x | 24% | 1.05% | n/m |
| Genting SG | G13.SI | S$0.60 | S$7.2B | 6.9x | 35% | 5.86% | 1.06x |
| SJM Holdings | 0880.HK | HK$1.90 | HK$13.5B | 14.3x | 10.4% | 0% | 1.0x |
SJM is the worst in peer group on every operating metric AND trades at the highest EV/EBITDA. The only metric where it screens cheap is P/B at 1.0x (book value backstop).
6. SJM Damodaran-Style DCF
WACC inputs: Unlevered beta 1.10; D/E 2.1x → Levered beta approximately 2.6; Risk-free (HK 10Y) 4.0%; ERP (emerging Asia) 8.0%; Cost of equity approximately 24.8%; After-tax cost of debt 5.0%; WACC approximately 11.4%
| Scenario | Prob | 2026 Rev | 2028 EBITDA | Term g | Fair Value |
|---|---|---|---|---|---|
| Bear (further share loss, refi pain) | 30% | HK$26B | HK$3.5B | 2.0% | HK$0.90 |
| Base (stabilize 10-11% share, margin to 15%) | 50% | HK$29B | HK$5.0B | 2.5% | HK$2.10 |
| Bull (margin recovery to 18%, share to 12%) | 20% | HK$30.5B | HK$6.5B | 3.0% | HK$3.50 |
| Probability-weighted FV | HK$1.97 | ||||
Critical refinancing risk: Current portion of LT debt HK$8.94B due within 12 months. Cash HK$2.04B. FCF 2025 HK$604M. Funding gap approximately HK$6B must be refinanced or asset-sold. New bonds likely 5.5-6.5%, modestly raising interest burden. Backstop: STDM parent support, Macau land collateral.
7. Top 3 Actionable Picks
① MGM China (2282.HK) — Best Risk-Reward in Macau
Price HK$11.12 · Mkt Cap HK$42B · EV/EBITDA 8.5x · EBITDA Margin 46% · Yield 5.84%
Thesis: Cheapest Macau name on EV/EBITDA, highest EBITDA margin in peer group (45.76%), 5.84% yield, P/E 9.86x. Operates MGM Macau + MGM Cotai at 30%+ property margins.
Catalysts: May 6 earnings; May 20 ex-div HK$0.353; satellite casino closures = share gain; mainland visitation recovery.
Risks: High leverage (D/E 506-639%); parent MGM Resorts has BetMGM digital drag and Vegas concentration; controlling shareholder dynamics.
Target: HK$14-16 (25-45% upside) over 12-18 months. Position size 1-2%.
② Galaxy Entertainment (0027.HK) — Quality Anchor
Price HK$32-35 · Mkt Cap HK$143-153B · EV/EBITDA 10x · EBITDA Margin 42% · Yield 4.6%
Thesis: Best balance sheet in Macau (net cash position), highest absolute EBITDA HK$11.96B, 21.8% revenue growth in 2024. Owner-operator with Lui family aligned. Consensus 12-mo target HK$48.67.
Catalysts: Capella ramp at Galaxy Macau, May 7 earnings, Bangkok IR option (free call on Thai license).
Risks: Less yield than peers; some growth already priced in; Bangkok investment could be capital sink.
Target: HK$45-50. Buy under HK$32, accumulate on weakness.
③ Genting Singapore (G13.SI) — Yield + Monopoly Play
Price S$0.60 · Mkt Cap S$7.2B · EV/EBITDA 6.9x · P/B 1.06x · Yield 5.86%
Thesis: Singapore is a two-operator monopoly (Genting + Marina Bay Sands). Net cash position. Universal Studios Singapore expansion + Minion Land + Singapore Oceanarium are tourism catalysts. Most insulated from Macau political beta.
Catalysts: Resorts World Sentosa SGD 6.8B expansion ramping; potential VIP recovery; no 3rd casino license = pricing power.
Risks: Marina Bay Sands gaining share; China macro headwind on visitation.
Target: S$0.70-0.75. Defensive cyclical with 6%+ yield while you wait.
8. Avoid List
| Stock | Reason to Avoid |
|---|---|
| SJM (0880.HK) | Value trap; GLP structurally impaired; refi risk; only 4% expected return |
| Wynn Macau (1128) | No dividend, highest leverage in peers, premium-mass database thinner than Galaxy/Sands |
| WYNN (US) | 26x P/E for cyclical at peak margins; Vegas convention exposure to stagflation |
| Caesars (CZR) | Regional US gaming pressure + leverage + digital drag |
| PENN Entertainment | ESPN BET still bleeding; structurally challenged |
9. Stagflation Macro Overlay
Gaming is cyclically vulnerable but with geographic differentiation:
- Mainland China consumer: Weak property + youth unemployment = pressure, but mainland affluent still travelling
- US discretionary: Stagflation hits convention + leisure Vegas harder than Macau premium mass
- Singapore: Most insulated — diversified tourism (Asia inbound, Universal Studios family travel)
10. Single-Leg Options Structure
| Ticker | Options Liquidity | Recommended Structure |
|---|---|---|
| MGM China 2282.HK | Thin | Stock-only; HKEX options barely trade |
| Galaxy 0027.HK | Moderate | Stock primary; deep ITM Dec calls if expressing leverage |
| LVS US | Excellent | Long Jan 2027 $55-60 calls (delta 0.55-0.65); 6-9 month catalyst window |
| WYNN US | Good | Avoid — too rich for calls; short-dated puts viable if bearish |
| G13.SI | None | Stock only — SGX has no listed options |
Best options expression: LVS Jan 2027 $55 calls — captures both Macau (Sands China consolidated upside) and Singapore (Marina Bay Sands) without the HKEX thin-options problem. Theta manageable on 8+ month duration. Avoid weeklies/monthlies due to IV crush risk into earnings.
11. Watch List Triggers for SJM
Enter SJM at HK$1.50 IF:
- Refinancing completed at 5.5% or below
- Q1 2026 market share stabilizes ≥10.5%
- Crystal Palace Phase 2 EBITDA contribution visible
Avoid above HK$2.30 absent margin recovery to 14%+.
12. Bottom Line Ranking
| Rank | Stock | Conviction | Vehicle |
|---|---|---|---|
| 1 | MGM China (2282.HK) | High — best risk-reward | Stock, 1-2% position |
| 2 | Galaxy Entertainment (0027.HK) | High — quality anchor | Stock |
| 3 | Genting Singapore (G13.SI) | Medium — yield + monopoly | Stock |
