Fair-Value Report — Paradise Entertainment Limited (1180.HK)
Insider Signal
Reason code: 1101/1103 on-exchange purchase.
Pattern: A sustained, near-continuous personal buying campaign, not a single trade — long position raised from 60.00% (27 Mar 2026) → 65.36–65.41% (late Jun 2026), spending at least HK$32.9m over that stretch, → 71.34% (28 Aug 2026), the event behind this screen, with a further HK$38.8m single-day trade disclosed around that date. Chun has stated publicly he is increasing his stake because he views the stock as "underappreciated."
Assessment: This is about as clean an insider-conviction signal as exists — the founder/chairman buying continuously with his own money for five-plus months, through a period when the company was simultaneously guiding to a first-half loss. It is not a placing, pledge, related-party reshuffle, or scheme allotment.
Verified Snapshot
Book value note: audited net assets at 31 Dec 2025 were HK$475.08m (HKEXnews annual results, filed 26 Mar 2026). Rolling forward the disclosed FY2025 final dividend paid in H1 2026 (HK2.5¢/share = HK$26.3m) and the reported H1 2026 loss (HK$82.6m) implies net assets of ≈HK$366m (≈HK$0.35/share) at 30 Jun 2026; the company's own interim presentation does not disclose the exact unaudited balance-sheet total, so this is a derived estimate, not a reported figure.
Business
Paradise Entertainment, through subsidiary LT Game, is the leading supplier of Live Multi-Game (LMG) electronic gaming tables in Macau (~5,000 terminals installed), plus electronic table games (ETG), slot machines, casino management software (GameView) and peripheral gaming products. It formerly also ran Macau's Casino Kam Pek Paradise under a management-services contract with SJM Resorts — this ended on 2 Dec 2025 when the agreement was not renewed, in line with Macau's 2025 gaming-law reform requiring concessionaires to directly manage all casinos. That single change removed a business that contributed HK$382.6m of revenue and HK$148.8m of profit in H1 2025 alone.
The remaining core (equipment sale/leasing + a new casino-advisory line) is now the whole story. It is a real, profitable, cash-generative franchise on a multi-year view — FY2024 Gaming Systems segment result was HK$151.3m — but has been in a two-year down-cycle: FY2025 segment result fell 76% to HK$36.2m, and H1 2026 continuing-operations revenue fell a further 67% to HK$41.3m (EGM sales -74% to HK$32.3m), producing an adjusted EBITDA loss of HK$74.4m and a net loss of HK$82.6m (basic loss per share 6.8 HK cents). Management's explanation, repeated for over a year now, is that customers are deferring machine purchases pending the next-generation "Black Coral" LMG platform, guided for launch in H2 2026 or early 2027. Macau's LMG category itself is not shrinking — LMG GGR as a share of total Macau GGR has doubled from 1.0% (2019) to 2.0% (1H2026) — so the weakness looks Paradise/product-cycle-specific rather than a market-wide decline, but the repeated "wait for the next platform" narrative is now a credibility issue, not just a near-term blip.
Balance sheet is solid: HK$235.0m bank cash, HK$100.6m total borrowings, HK$134.4m net cash as at 30 Jun 2026 — no going-concern or leverage issue. The company paid a FY2025 final dividend but declared no interim dividend for H1 2026 given the loss.
Valuation
Method: Paradise is currently loss-making with an uncertain near-term earnings inflection (Black Coral timing), so per house practice this is valued on an asset (P/B) + scenario/optionality basis rather than a DCF. A reverse read and an imperfect global peer set are used as sanity checks, not as the primary anchor — there is no close listed peer of similar scale in Macau/HK gaming-equipment supply.
Scenario table
| Scenario | Key assumption | Implied P/B | Fair value/share |
|---|---|---|---|
| Bear | Black Coral slips again into late 2027; EGM segment stays at the depressed FY2025/H1 2026 run-rate; book value keeps eroding | ≈1.3–1.6x | HK$0.40–0.50 |
| Base | Black Coral launches on guided schedule (H2 2026/early 2027), drives a partial replacement-cycle recovery through FY2027; group returns to modest profit | ≈2.0–2.5x | HK$0.75–0.95 |
| Bull | Black Coral is a genuine hit + overseas markets (Singapore approved-manufacturer status won Jun 2026, plus Vietnam/Cambodia/Philippines/US pipeline) scale meaningfully; segment result re-approaches FY2024 levels | ≈3.5–4.0x | HK$1.20–1.50 |
| Blended view | Weighted toward base/bear given the repeated-delay track record | — | ≈HK$0.75–0.95 |
Reverse read
At HK$0.835, market cap is ≈HK$879m; stripping out HK$134.4m net cash implies the market is paying ≈HK$744m for the operating business. Against FY2025's already-depressed Gaming Systems segment result of just HK$36.2m, that is ≈20.6x — a rich multiple for a shrinking segment. The market is effectively pricing in a successful Black Coral-driven recovery (something close to the base/bull case above), not the bear case. That is consistent with a genuine-conviction buyer (the chairman) but means the equity offers limited margin of safety if the platform slips again.
Peer context (imperfect — flagged)
No HK/Macau-listed peer supplies electronic table-game systems at Paradise's scale; the names below are much larger, diversified global gaming-equipment/content suppliers used only as a multiple sanity check, not a like-for-like comp set.
| Company | Mkt cap | P/E | P/B | Note |
|---|---|---|---|---|
| Paradise Entertainment (1180.HK) | HK$879m (~US$113m) | n/m (loss-making) | ≈2.4x | Macau LMG/ETG niche supplier |
| Sega Sammy Holdings (6460.T) | n/a | ~28x trailing / 16x fwd | ~1.4–1.6x | Closest in scale/quality; pachinko/pachislot-heavy, also under earnings pressure |
| Aristocrat Leisure (ASX:ALL) | A$39.6bn | ~25–27x | ~4.5x | Global slot/content leader — much larger, faster-growing |
| Light & Wonder (LNW) | ~US$7.1bn | ~27x | ~21x | Premium-rated US content/systems leader — not comparable scale |
Median peer P/B (~4.5x, Aristocrat) sits well above Paradise's 2.4x, but the gap is explained by scale, diversification and current profitability, not an obvious mispricing — Sega Sammy, the closest quality/scale match and also earnings-challenged, trades closer to Paradise's multiple.
Conclusion
The insider signal here is unusually strong: the founder-chairman has been buying almost continuously for over five months, through the disclosure of a first-half loss, funded personally, with a stated conviction that the stock is undervalued. The balance sheet backs that conviction — net cash, a long dividend-paying history, no going-concern issue. But the earnings story is genuinely weak right now, and "wait for the next platform" has already been the excuse for two consecutive down years, not just one bad half. The current price already appears to bake in a base-case recovery, leaving a Speculative Buy: appropriate for investors willing to ride chairman conviction and a real product-cycle catalyst (Black Coral, H2 2026/early 2027), but not a deep-value situation with a wide margin of safety.
Key Risks
- Platform delay risk (highest): Black Coral has already been used to explain two years of EGM softness. Any further slip pushes the recovery thesis out further and could force additional book-value erosion.
- Free float / public float risk: Chairman's stake is now 71.34% and rising; free float is ≈28.7%, close to HKEX's public-float minimum. Continued on-market buying at this pace raises the risk of a float shortfall requiring HKEX intervention or a placing-down.
- Customer concentration: four customers each contributed >10% of FY2025 Gaming Systems revenue; loss of any one would be material to a segment this small.
- Single-market dependency: ~99% of continuing-operations revenue is Macau-sourced; overseas expansion (Vietnam, Cambodia, Philippines, Singapore, US) is still early-stage and unproven at scale.
- Dividend uncertainty: no interim dividend was declared for H1 2026; resumption depends on a return to profitability.
- Micro-cap data/liquidity limits: thin analyst coverage, no reported unaudited interim balance sheet detail (book value above is derived, not company-reported), and a small free float can produce outsized price moves on modest volume.
