Fair-Value Report — Asia Tele-Net & Technology (0679.HK)
A genuine conviction-fund signal (Anatole Investment Management bought to ~10.6%) sits on top of a stock whose price has detached from fundamentals. The business — electroplating equipment for printed circuit boards (a real AI/electronics tailwind), plus a property portfolio and an investment/treasury book — is growing revenue but still loses money. Net assets are only HKD 3.72/share (HKD 2.22 of it cash), so ~75% of the HK$5.6bn market cap is story premium over tangible value. Even an aggressive growth scenario lands well below today's price.
1 · The insider signal that flagged this name
| Buyer | Anatole Investment Management (HK-based hedge fund; George Yang / Gary Lee) with Yang Xiaofan — a conviction active fund, not a broker/custodian |
| Signal | On/off-exchange purchase (reason 1101/1103) — +12.8M shares (+3.35pp) to 10.57%, at HKD 8.68 (about HK$111M) |
| Date | Trade 2026-05-18/19; disclosed 2026-05-19 |
| Context | Genuine real-money buy by a credible fund — but the price has since run to HKD 14.70, and the fund's 10.6% is itself part of the concentrated register the SFC flagged |
Why it qualifies — and why it isn't a green light: this clears the "conviction fund" bar (a real purchase, not a placement or custodian reclassification). But a fund holding a tenth of a concentration-flagged stock in a vertical melt-up is a risk marker, not a buy recommendation — the entry price (HKD 8.68) is already ~41% below the current quote, and concentration cuts both ways on the way down.
2 · Verified snapshot (price as of 2026-05-22)
| Balance sheet (31 Dec 2025) | Value | Note |
|---|---|---|
| Total equity (book value) | HK$1.41bn | HK$3.72/share |
| Cash & short-term investments | HK$839M | HK$2.22/share — most of NAV is liquid |
| Total debt | HK$172M | D/E ~12%; net cash |
| Total assets | HK$2.04bn | |
| Other income (FY2025) | ~HK$43M | rental HK$14.5M + dividend/interest HK$28.5M |
3 · Business
Three segments: (1) electroplating equipment — the operating core, designing/making plating machines, ~76% of revenue tied to the PCB sector (a genuine beneficiary of AI-server and electronics demand for advanced/HDI boards); (2) property investment (rental income ~HK$14.5M); (3) treasury/investment (securities, money-lending; ~HK$28.5M dividend/interest). Revenue is growing nicely (+18.6%), but the group still posts a net loss, and a large slice of "income" is non-operating investment return rather than equipment profit.
4 · Valuation
Method. A loss-making industrial holding company is best valued asset-first — sum-of-the-parts / NAV (cash + investments + property + a value for the operating business) — with a growth scenario layered on, plus a reality check against industrial-machinery multiples. A FCF-DCF on a loss-maker would be spurious.
4a · NAV / sum-of-the-parts
Net asset value is ~HK$1.41bn (HKD 3.72/share), of which HK$839M (HKD 2.22/share) is cash & investments and a meaningful chunk is property. The operating electroplating business is currently loss-making, so it adds little to (and arguably detracts from) NAV today; its value is an option on PCB-equipment growth turning profitable. Tangible downside support is therefore around book — roughly HKD 3.7/share.
4b · Scenario fair value
| Scenario (weight) | Thesis | Fair value | vs HKD 14.70 |
|---|---|---|---|
| 🟢 Bull (30%) | PCB-equipment demand transforms the business; revenue scales and margins turn solidly positive | HKD 8.50 | −42% |
| 🟡 Base (45%) | NAV plus modest credit for profitable PCB-equipment growth optionality | HKD 5.00 | −66% |
| 🔴 Bear (25%) | Momentum unwinds to tangible book / NAV floor | HKD 3.72 | −75% |
| Probability-weighted | 30 / 45 / 25 | HKD 5.73 | −61% |
Reverse read: at HK$5.57bn the market values a loss-making equipment maker at ~11x sales and ~4x book — pricing in a transformation the current P&L does not support. ~75% of the market cap is premium over tangible net assets. Even the bull case — PCB growth fully delivering — sits ~42% below the quote. There is no fundamental scenario in which HKD 14.70 looks like fair value.
4c · Multiple reality-check
| Metric | 0679 now | Profitable industrial / PCB-equipment norm |
|---|---|---|
| P/B | 3.95x | ~1–3x |
| EV / Sales | ~11x | ~1–3x |
| P/E | n/a (loss) | ~12–25x (when profitable) |
0679 carries multiples several times above what profitable machinery/PCB-equipment peers command — while losing money. Direct listed comps are scarce, but no reasonable peer framework supports the current multiple; the gap is momentum, not fundamentals.
5 · Conclusion
This is the case where the smart-money signal and the price point in opposite directions. Anatole's HK$111M purchase at HKD 8.68 is a real conviction buy and the PCB-equipment tailwind is genuine — but the stock has run to a valuation no fundamental scenario supports, ~75% of its market cap is premium over tangible assets, and the SFC has flagged concentrated shareholding (a hallmark of stocks prone to violent reversals). Rating: Avoid / Speculative Sell. Fair value ~HKD 5.7 (range HKD 3.7–8.5), i.e. ~60% below the quote. Do not chase the fund in; if anything the risk/reward favours the exit. Revisit only after a major de-rate and evidence the equipment business has turned durably profitable.
6 · Key risks
- SFC-flagged shareholding concentration — thin effective float; prone to sharp, illiquid reversals; potential regulatory scrutiny.
- Valuation air-pocket — ~4x book / ~11x sales on a loss-maker; ~75% of cap is story premium with little downside cushion above NAV.
- Momentum reversal — a +740% YTD move can retrace as fast as it formed.
- Profitability — four years of losses; PCB-equipment growth must convert to sustained margins to justify any premium to NAV.
- Earnings quality — a large share of "income" is non-operating (rental, dividends, interest, money-lending), not equipment profit.
- Signal nuance — the fund's 10.6% is part of the concentrated register; presence ≠ endorsement at this price.
- Data caveats — micro-cap; share-count and price move fast; figures as of FY2025 results / 2026-05-22.
